Downtown Inventory: Rising and Falling
|

How can the downtown
inventory rise and fall at exactly the same time? With the continued
growth of the area, the biggest misconception is there so much to pick
from. I can?t tell you how many times buyers express that they are
completely uncertain about where to begin. What?s interesting is how
quickly that initial thought becomes an after thought. As buyers are
targeting specific areas, price points, and quality, the assumed large
inventory rapidly reverses itself. For example, if a particular buyer
wants to keep their investment under $600K, the buyer has nearly reduced
the inventory by half. In addition, if the buyer rules out the East
Village or Little Italy districts, again suddenly half of the entire
resale market might be wiped out. So, as this buyer continues their
search, they have already reduced the inventory in more ways than one.
All this happened before they even left their computer. Now that the
buyer has the area and price point in mind, the search begins again with
the hope of finding a solid investment within a respectable building.
After previewing a few places, the buyer will more than likely eliminate a
few buildings for various other reasons (structure, height, location,
noise, parking, HOAs, etc.), which inevitably removes at least 100 more
listing options. Continuing the filtering process, the buyer has
literally taken an inventory of over 600 units and brought it down to only
a handful. As the buyer is making their final decision, two more factors
will come into play: the reputation of the building and the future
development around the specific area. So, if someone is solely looking at
the inventory as it a whole, the choices might look overwhelming. However,
there is definitely more to the selection process than meets the eye.

A new trend for Brides and
