Conditions: Some second quarter statistics for the areas we
serve: The average time on the market until contract was 86 days.
This varies according to the month and area. The average list to
sales price was 98.3%.
National Market Conditions for
Single Family Homes: National statistics for the second
quarter:? According to the National Association of Realtors, ?prices
are down compared to last year;?however, their statistics show a
decrease of 0.1% (one-tenth of one percent) nationally?in
the median price of homes sold, and 0.2% in the mean
(average) price.?Prices actually increased in the Northeast region
(although not that much - 1.4% and 1.3%). The Midwest region saw the
largest decrease (-2.3% median and -1.6% mean). There is a 12.7% increase
in the supply of homes over last year.
Interest rates remain
very favorable.

Good to know about Smoke
Detectors
Did you know that one-quarter of all
fires start during typical sleeping hours of 10 p.m. to 6 a.m. -- and more
than one-half of all fire related deaths occur during this period?
A working smoking detector might be the only thing between your
family and tragedy. Smoke detectors do wear out.
If the ones you have are more than 5 years old, it might be time
for a new one.
The latest models have updated features such as
photoelectric sensors that are more sensitive to slow, smoldering fires.
Some models combine the older ionic sensors that "see" fire with
photoelectric sensors for the greatest protection. Another convenient
feature is the reset or silencer button. This allows you to shut down the
detector for approximately 10 minutes during a nuisance alarm, like burned
toast, then goes back to full alert. Resetting your detector is always a
much better idea than removing the battery, which you could then forget to
put back.
Know that even detectors that are wired directly into
the home's electrical system can wear out and need to be regularly checked.
Make sure that the red status light is flashing at regular intervals.
Keeping your smoke detectors in good working order could be a matter of
life and death.

Today's Tip
When your disposal jams, it often automatically shuts
off, and may not re-start by using the wall switch. Many homeowners don't
know there is a reset button, located at the bottom of the unit. After
safely removing any foreign objects from the disposal, one touch of this
button could save you an unnecessary repair bill.
